Role Summary

Reporting to the Vice President of Asset Management, the Asset Manager will assume full operational and financial responsibility for a designated portfolio of multifamily properties. You will be responsible for implementing pre-defined underwriting and business plans aimed at driving value creation, proactively managing risk, and achieving strong cash-on-cash returns. This position demands analytical problem-solving, leadership acumen, and effective communication skills, with a particular emphasis on overseeing third-party property managers who develop property-level budgets for approval and execution.

Key Responsibilities

Portfolio Performance & Financial Oversight

  • Review and approve annual operating budgets, capital expenditure plans, and cash flow forecasts prepared by third-party property management teams.
  • Monitor, analyze, and report on property-level financial performance, including monthly/quarterly variance analysis and financial modeling.
  • Ensure rent and occupancy targets are met or exceeded while controlling expenses to achieve cash-on-cash return objectives.

Strategic Asset Management

  • Execute existing asset-specific business plans developed during acquisitions, aligning with the company’s broader 3–5 year hold strategy.
  • Identify and refine value-add opportunities (e.g., renovations, repositioning, rebranding) to maximize NOI and property value.
  • Proactively mitigate risks by monitoring market trends, competitive properties, and regulatory changes.
  • Continuously track and adjust the property strategy to ensure alignment with changing market conditions and investor return targets.

Property Operations & Vendor Oversight

  • Oversee third-party property management teams to ensure best-in-class operations, resident satisfaction, and compliance with lease terms.
  • Review and approve major expenditures, capital projects, and maintenance initiatives in line with approved budgets.
  • Ensure vendors and contractors adhere to company standards and deliver cost-effective, high-quality service.

Investment Analysis & Deal Execution

  • Collaborate with the acquisitions team on new opportunities, including underwriting, due diligence, and closing processes.
  • Perform asset-level ROI analyses for expansions, renovations, or disposition decisions, maintaining focus on target returns.
  • Support dispositions and refinancing processes, liaising with brokers, lenders, and legal counsel as necessary.

Team Leadership & Collaboration

  • Lead cross-functional meetings with property managers, leasing agents, construction managers, and external partners to ensure effective execution of the business plan.
  • Maintain strong relationships with investors, lenders, and internal stakeholders through clear communication and transparent reporting.
  • Foster a collaborative environment that encourages innovation and accountability.

Reporting & Stakeholder Communication

  • Prepare and deliver investor presentations, monthly/quarterly asset reports, and annual business plan updates with a clear focus on cash-on-cash returns and progress toward exit strategies.
  • Communicate key performance metrics, market insights, and strategic recommendations to senior leadership.
  • Ensure timely and accurate reporting to clients, partners, and regulatory bodies.

Qualifications

  • Education : Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field; advanced degree (MBA, MSRE) or relevant certifications (CAIA, CFA, CPM) are a plus.
  • Experience : 3+ years of direct asset management experience within multifamily real estate, with a proven track record of improving asset performance and driving returns.
  • Technical Skills : Proficiency in financial modeling, budgeting, and valuation tools; experience with property management software (e.g., Yardi, RealPage) and advanced MS Excel/PowerPoint skills.
  • Analytical Aptitude : Strong quantitative and qualitative analysis capabilities, with the ability to interpret data to make strategic decisions that enhance cash-on-cash returns .
  • Leadership & Communication : Demonstrated ability to build and lead teams, present compelling business cases to executive leadership, and manage relationships with external partners.
