Job Description

We are seeking a highly motivated  Land Acquisition Broker to identify, evaluate, and secure land parcels for investment and development. This commission-based role will focus on sourcing off-market and listed land opportunities, negotiating acquisitions, and managing transactions from initial lead to closing. The ideal candidate is self-driven, proactive, and strategic—capable of building and nurturing relationships with landowners, developers, and investors.

You must be comfortable with lead generation, market research, and working independently while staying aligned with investor goals and project timelines.

Key Responsibilities:

  • Identify Land Opportunities: Proactively source potential land acquisitions through direct outreach, broker relationships, public records, MLS, and other research tools. Focus on parcels suitable for development, subdivision, or long-term investment.
  • Evaluate Properties: Analyze zoning, land use, development potential, utility access, and other key metrics to determine feasibility and value.
  • Build Relationships: Cultivate and maintain strong relationships with landowners, investors, municipalities, and development partners.
  • Negotiate and Close: Lead negotiations with sellers and partners, coordinate due diligence, and manage transactions from offer to close.
  • Collaborate Internally: Work closely with investment analysts, legal advisors, and project managers to align acquisitions with firm strategy and investor goals.
  • Track and Report: Maintain accurate records of leads, contacts, and deal status in CRM (Salesforce), and provide regular updates on acquisition pipeline.

Qualifications:

  • Active real estate license in the State of Washington.
  • 1–3 years of experience in land acquisition, real estate brokerage, or related field.
  • Knowledge of zoning regulations, permitting processes, and land development best practices.
  • Strong negotiation, communication, and analytical skills.
  • Ability to manage multiple leads and projects in a fast-paced, independent environment.
  • Reliable transportation, valid driver’s license, and auto insurance (frequent travel required throughout the Puget Sound region).

Compensation: Commission-based structure with uncapped earning potential.
